Architectural Guidelines

As stated in the Conditions for Quartz Creek Properties (covenants), “No structures shall be constructed, erected or placed upon any subject property except in accordance with the Uniform Building Code then in effect in Gunnison County, Colorado.”

Gunnison County regulations state: “Building permits are required for all buildings and additions. No building permit is required for a one story, storage building, not to exceed 120 square feet in size. Separate permits are required for plumbing, electrical, driveway access, highway access, wells, waste water or individual sewage disposal and reclamation before any construction work begins. All buildings must have some source of potable water and a system of sewage disposal, commercial sewer or an individual sewage disposal system (ISDS). Culvert DRIVEWAY CONSTRUCTION:

As of July 3, 2007, all driveways constructed in Quartz Creek Properties must have a minimum of a 12 inch diameter culvert installed where the drive crosses the ditch at the edge of the road.

In those unusual circumstances where the property owner feels that a culvert may not be needed due to the lack of slope or other conditions, the property owner may petition the Board in writing to request an exemption.

The Board will make a site visit to determine if an exemption shall be granted.
